Home Improvement Renovation and Restoration Loans

Homes need constant care. Improvements should be done regularly and homeowners should not wait until the very last minute to fix a leaking pipe or a broken window. However, there are times when, no matter how conscientious you were in maintaining your home, major renovations are needed. If you have enough money saved up for emergencies such as these, then you don’t have a problem. But if you’re short on funds and need to attend to emergency improvements, you can always secure a home improvement loan.

A home improvement loan is simply an advance of funds and the amount you can borrow is variable. It can be considered a second mortgage or a home equity loan.

If you plan on making a major change in your home, you can get a large loan amount and the payment can be spread out over a longer period of time. In case you just need a small amount, enough to cover minor repairs and expenses, you are free to do so. If this is your case, the lending institution will not give you a lump sum amount, but simply open a revolving line of credit. You would then be free to withdraw as you see fit, and your loan can be paid off easily.

If you take out a home improvement loan, you are not constrained to use it on major renovations or on minor repairs. The lenders will give you free rein on the use of your funds as long as the home improvements conform to the local building code and constriction requirements. They will not bother to ask if you hired a local contractor or did the renovations yourself.

If the funds that you have obtained from your loan were used entirely on a complete remodel or upgrade of the facilities of your home, the loan amount can be considered as tax deductible money. Ask your loan officer to discuss this with you further.
